The Power of Compound Interest – Riley didn't become a powerhouse overnight. Three years ago, she had 200 followers and zero deals.

  • Year 3 (Current): $8M already closed/pending by April, with a pipeline for at least $17M–$25M total for 2026.

Instagram vs. YouTube: The Workflow – Riley explains how the two platforms serve different purposes in her funnel:

The YouTube "Starter Kit" – As the creator of the Socially Sold YouTube course, Riley debunks the myth that you need a film crew. Her Gear: Just an iPhone, a gimbal, a tripod, and a mic. The Strategy: Focus on Evergreen Content like "Pros and Cons of [City]," "Cost of Living," and "Community Tours." These videos live forever and answer questions for clients years after they are posted.

The 3-Call-to-Action Method – Riley shares a specific YouTube hack for property tours:

  1. Beginning: Intro yourself as the local expert; link the "Book a Call" description.
  2. Middle: Offer a "Relocation Guide" download (same one used for Instagram).
  3. End: Specific neighborhood CTA—"Text/email me to tour this community this week."

Leading a Life-First Business – Despite her massive production, Riley refuses to be a "slave to the grind." She is active in book clubs and dance classes. She uses her systems to automate the "grunt work" so she can focus on the high-level tasks she loves. She’s now building a team to handle the overflow of leads her social presence creates.

Visible Over Viral – Riley emphasizes that you don't need 100k followers. She has about 2,000 followers on Instagram, but because her messaging is crystal clear and speaks directly to her ideal client, she is out-earning agents with much larger audiences.
